Should I Make My Airbnb Pet Friendly? What We’ve Learned Over The Years.
June 2, 2026
If you’re wondering whether you should make your Airbnb pet friendly, you’re not alone. It’s one of the most common questions vacation rental owners ask, and for good reason. Pets can create additional cleaning, damage, and management considerations.
At the same time, pet-friendly properties often attract more bookings and stand out in increasingly competitive markets. According to the American Pet Products Association, approximately 66% of U.S. households own a pet, which means a large portion of travelers are actively looking for accommodations that welcome their furry family members.
After managing hundreds of vacation rental stays across a portfolio where roughly 90% of our properties are pet-friendly, we’ve learned that the reality of allowing pets is far different than many hosts imagine. The horror stories tend to get all the attention, but our experience tells a much different story.
In Case You’re The Curious Type
We practice what we preach. See how we work with owners who want to self-manage and those who’d rather leave the management to us.
The Biggest Mistake Hosts Make When Thinking About Pets
When most hosts consider allowing pets, they immediately jump to worst-case scenarios.
They imagine scratched floors, chewed furniture, stained carpets, barking dogs, and expensive repair bills. While these things can happen, focusing only on potential damage ignores the other side of the equation.
The real question isn’t whether pets can cause problems.
The real question is whether the additional bookings you’ll gain outweigh the relatively small percentage of issues you may encounter.
Many travelers view their dogs as family members. They don’t want to leave them behind while they go on vacation. Boarding can be expensive, and some dogs simply don’t do well away from their owners. When travelers find a property that welcomes their pets, it often becomes their first choice.
By saying no to pets, you’re automatically excluding a large segment of potential guests before they even consider your property.
What Our Data Shows About Pet-Friendly Vacation Rentals
One of the biggest misconceptions about pet-friendly vacation rentals is that every booking will include an animal.
Approximately 90% of our vacation rentals are pet-friendly, but when we analyzed our booking data, only about one-quarter of stays actually included a pet.
Allowing pets doesn’t mean your property suddenly becomes a revolving door for dogs. It simply means guests who travel with pets can consider booking your property.
The majority of guests still arrive without animals.
What allowing pets does accomplish is removing a barrier that would otherwise prevent many travelers from booking your home in the first place.
This is especially important in markets where guests have multiple properties to choose from. If two similar homes are available at similar price points, many pet owners will choose the one that welcomes their dog.
Do Pet-Friendly Airbnbs Get More Bookings?
In our experience, they often do.
One of the easiest ways to increase Airbnb bookings is to expand the audience that can stay at your property. Making your Airbnb pet friendly does exactly that.
When guests search on Airbnb or Vrbo, many use pet-friendly filters immediately. If your property doesn’t qualify, it may never even appear in their search results.
This becomes even more important in crowded vacation rental markets where properties are competing for attention.
If your bookings are already consistently full and occupancy isn’t a concern, adding pets may not be worth the additional cleaning and management. However, if you’re looking for ways to increase occupancy, generate more inquiries, or differentiate yourself from nearby competitors, allowing pets can be a simple and effective strategy.
Before making a decision, take a look at your competition.

The Types of Properties That Benefit Most From Allowing Pets
While nearly any vacation rental can benefit from a pet-friendly policy, some property types see greater advantages than others.
Large vacation homes, lake houses, mountain retreats, and family-oriented rentals often experience the biggest benefits.
The reason is simple.
Longer stays make it much more practical for guests to bring their dogs.
A family staying for two nights may be willing to leave their pet at home or pay for boarding. A family staying for a week or longer is far more likely to want their dog with them.
For example, many of our larger lakefront vacation rentals attract week-long stays during peak season. Guests planning those trips often appreciate the opportunity to bring their dogs rather than paying hundreds of dollars in boarding fees.
The longer the stay, the stronger the incentive becomes.
The Reality of Airbnb Pet Damage
Let’s address the concern most hosts have.
Damage.
After hundreds of stays, we’ve found that pet-related issues are usually much smaller than people expect.
The most common problems we encounter include:
Fur on furniture, bedding, and blankets
Additional vacuuming and cleaning
Minor scratches on doors
Light scratches on hardwood flooring
Occasional staining on bedding when guests allow dogs on beds
These are generally maintenance and cleaning issues rather than major repair expenses.
That’s not to say damage is impossible. Any guest, whether they bring a pet or not, has the potential to damage a property.
However, one observation has remained surprisingly consistent throughout our experience:
We’ve had more damage from children than we have from pets.
That statement often surprises hosts, but it’s true.
Most responsible pet owners understand that bringing their dog into someone else’s property is a privilege. They tend to be highly conscious of following house rules and respecting the space.
Our Airbnb Pet Policy
One reason we’ve had positive experiences with pet-friendly rentals is that we don’t simply allow every animal without restrictions.
We have clear policies: we allow dogs, but we do not allow cats. Other animals may be approved on a case-by-case basis.
In our experience, cats often struggle more with travel and unfamiliar environments. Anxiety can lead to scratching, marking, and other stress-related behaviors that create challenges for both guests and property owners.
Dogs generally adapt much better to vacation settings.
While every animal is different, we’ve found our dog-only policy provides a healthy balance between welcoming pet owners and protecting our properties.
The Dog Restrictions We Use
Our goal is not to make bringing a dog difficult, it’s to establish reasonable boundaries.
We currently allow a maximum of two dogs per stay. To qualify, dogs must:
Be over one year old
Weigh less than 50 pounds
Be housebroken
Be leash trained
Not be excessive barkers
Not be heavy shedders
Some hosts worry that restrictions will discourage bookings.
In reality, we’ve found the opposite.
Most responsible dog owners understand and appreciate reasonable expectations.
When rules are clearly communicated, guests naturally work within those boundaries and tend to treat your property with respect.
How Much Should You Charge for an Airbnb Pet Fee?
One of the biggest mistakes hosts make is allowing pets without charging a pet fee.
Even well-behaved dogs create additional wear and tear.
There is often more cleaning involved after pet stays, and your cleaning team should be compensated accordingly.
We charge a flat pet fee ranging from $75 to $150 per stay depending on the property. We aim to remain competitive in our markets, but I’ve seen hosts with pet fees as high as $500.
Our fee helps offset:
Additional cleaning
Extra laundry
Increased wear and tear
Potential maintenance needs
An important point to understand is that the fee doesn’t always get spent. If no extra cleaning is required, that fee goes directly to the property owner.
Some hosts choose to charge higher nightly rates instead. Others prefer security deposits.
There isn’t one perfect approach.
The important thing is making sure your pricing reflects the additional risk and effort associated with allowing pets.
What About Service Animals?
Even if your property is not pet-friendly, you may still be required to accommodate service animals depending on platform policies and applicable laws.
Service animals are not considered pets. This means choosing a “no pets” policy does not necessarily eliminate the possibility of animals staying at your property.
Every host should familiarize themselves with Airbnb’s service animal policies and understand any local regulations that may apply to their specific location.
This is another reason why many hosts decide that allowing pets with reasonable restrictions makes more sense than attempting to avoid animals entirely.
How to Make Your Airbnb Pet Friendly Without Creating Problems
The key to a successful pet-friendly policy isn’t eliminating all risk, it’s managing it properly.
Start with clear expectations.
Let guests know they are responsible for any damage caused by their pets. Communicate house rules upfront and be transparent about fees. Establish limitations that fit your property.
If you’re worried about damage, consider charging a larger pet fee, collecting a deposit, or increasing your nightly rate slightly.
People love their dogs. If they truly love your property, many will happily pay a little more for the opportunity to bring their pet along.
The goal is to create a system where the added revenue from additional bookings comfortably outweighs the occasional extra cleaning or maintenance expense.
When You Should Not Make Your Airbnb Pet Friendly
Although we generally recommend allowing pets, there are situations where it may not make sense.
For example, if maintaining a fur-free environment is essential because of guest allergy concerns, you may want to avoid becoming pet-friendly.
Similarly, luxury properties filled with delicate furnishings, expensive artwork, or high-end finishes may not be ideal candidates.
Finally, if your occupancy is already consistently strong and you’re turning away bookings due to limited availability, there may be little incentive to introduce additional complexity.
In those cases, maintaining your existing strategy may be the better choice.
Final Thoughts: Should I Make My Airbnb Pet Friendly?
If you’re asking, “Should I make my Airbnb pet friendly?” our experience suggests that most hosts should seriously consider it.
The overwhelming majority of pet stays are uneventful. Most issues involve a little extra cleaning rather than expensive repairs.
Allowing pets expands your potential guest pool, helps your property stand out in competitive markets, and creates a better experience for travelers who view their dogs as part of the family.
No strategy is completely risk-free.
However, after managing hundreds of stays and operating a portfolio where approximately 90% of our properties welcome pets, we’ve found that the additional bookings generated by pet-friendly policies are generally worth the small percentage of issues that occasionally arise.
For most vacation rental owners, the benefits outweigh the drawbacks.
And in today’s competitive short-term rental market, that extra edge can make all the difference.
Is this how you’d want your property handled?
Mosaic Getaways is a vacation home management company built for Hudson Valley and Poconos owners who don’t want to manage decisions, messages, and operational noise. We assume responsibility so you don’t have to stay involved in the day-to-day.
If something matters, you’ll hear from us. If it doesn’t, it’s already handled.
I’m Sara Vander Horn, a former film industry line producer turned hospitality manager.
I started Mosaic Getaways with one property and quickly discovered what most hosts eventually learn: great stays are rarely about big things, they’re about the small details owners don’t realize matter yet.
I’ve seen firsthand which decisions protect a home, elevate the guest experience, and create long-term success for owners.
I share those lessons to help property owners understand what actually matters in short-term rental management, so they can avoid common mistakes and care for their homes with confidence.
