Terms of use

Effective Date: September 1st, 2024

By booking a stay with Mosaic Getaways, you agree to the following Terms of Service. These terms help ensure a smooth, respectful, and safe experience for you, our team, our owners, and the communities we serve.

1. Eligibility to Book

    • You must be at least 25 years old to book a stay.

    • The person booking the property (“Renter”) must be present during the entire stay.

    • We do not allow 3rd party bookings.

2. Guest Agreement

Your booking is subject to the Guest Rental Contract you will sign as part of your onboarding journey. This agreement includes:

    • Occupancy limits

    • No smoking / no unauthorized pets

    • Quiet hours

    • Damage waiver terms

    • Check-in/check-out procedures

    • Our Good Neighbor Policy

Failure to follow these terms may result in cancellation of your reservation without refund.

3. Payment & Cancellations

    • Full payment is due at the time of booking unless otherwise noted.

    • Cancellation policies vary by property and season. These will be clearly stated at checkout.

    • If you cancel outside of the eligible window, we will try to rebook your dates. If we’re able to, you’ll be refunded for the nights rebooked, minus any applicable fees.

4. Security Deposit & Damage Waiver

    • All bookings include a $30 damage waiver fee covering accidental damage up to $2,000.

    • Damage caused by negligence, smoking, unpermitted pets, or rule violations is not covered and may result in additional charges.

    • Significant issues may also result in legal action or insurance claims.

5. Check-In / Check-Out

      • Check-in: 4:00 PM

      • Check-out: 10:00AM or 11:00 AM (confirm on property listing and in your booking)

      • We offer early check-in or late check-out when available (up to 3 hours) at no extra charge. Additional hours may incur a fee. Please confirm in advance.

    6. Pets & Smoking

      • Pets are only permitted if explicitly allowed in the listing. A one-time pet fee applies per stay.

      • Smoking or vaping is strictly prohibited inside or outside the property. A $1,500+ remediation fee will apply for violations.

    7. Use of Property

      • Your stay is considered temporary and recreational in nature.

      • Our homes may not be used as a permanent residence or for business operations unless previously agreed in writing.

      • No parties, events, or unauthorized guests are allowed.

    8. Privacy & Communication

      • By booking, you agree to our Privacy Policy, which outlines how we collect and protect your data.

      • You may receive transactional emails and updates related to your booking.

      • You may also receive promotional emails or texts from Mosaic Getaways, which you can opt out of at any time by clicking “unsubscribe” or replying STOP to texts.

    9. Modifications & Cancellations by Mosaic

    In rare cases (e.g., property damage, safety concerns, emergency maintenance), we may need to cancel or modify your reservation. If this occurs, we will:

      • Notify you immediately

      • Offer alternative dates or properties when possible

      • Provide a full refund if no suitable alternative is available

    10. Limitation of Liability

    We make every effort to ensure a safe and enjoyable stay, but Mosaic Getaways is not liable for:

      • Injury, illness, or loss suffered during your stay

      • Acts of nature, utility outages, or other uncontrollable circumstances

      • Misuse of amenities (e.g., fire pits, pools, hot tubs)

    11. Changes to This Policy

    We may update these Terms of Use occasionally to reflect changes in our practices, services, or legal obligations. If we do, we’ll post the new version here with the updated date. Continued use of the site after changes means you agree to the revised policy.
