Originally built in 1867 as a schoolhouse for School District No. 7 in Orange County, NY, Old School House has been thoughtfully updated over the years, blending historic charm with modern comforts. After a complete remodel and addition in 2009, this home seamlessly combines the character of its original structure with the spaciousness of its more recent enhancements.

The heart of the home features a charming country kitchen, a mid-century dining area, and a cozy living room—ideal for after-dinner drinks and conversation. The transition into the modern addition leads to a spacious family room, perfect for board games and relaxing moments, while the serene primary suite, with its ensuite bath, offers a peaceful retreat. Upstairs, two additional bedrooms and a full bathroom provide ample space for family and friends.

The finished basement is an entertainment paradise, complete with a fully equipped movie theater, a home gym, and a dedicated office with a pull-out sofa. Outside, the heated saltwater pool and charcoal grill offer the perfect setting for relaxation and fun, making this home an ideal getaway for any season.

★ RENTAL CONTRACT ★

We have disclosed the terms of our Rental Contract in the Additional Rules section of the House Rules. This contract includes house rules, liability regarding on site activities, and fees for breaking rules. By booking this property you acknowledge that you have read, understand and agree to be bound by all terms, conditions, and policies in the Rental Contract.

★ DAMAGE PROTECTION ★

Instead of a security deposit, your stay includes a damage protection waiver, covering up to $2,000 in accidental damage during your visit. Please note that this applies only to accidental damage. Any intentional damage or violations of house rules will be charged to you in accordance with our rental agreement. Full details of the coverage will be shared after your booking is confirmed.

★ PET GUIDELINES ★

We welcome up to two well-behaved dogs for a one-time fee of $150 per pet. To help us keep the home clean and comfortable for every guest, dogs must remain off all furniture and beds throughout your stay.

Please review our simple guidelines to ensure a great stay for all:

✔ Must be over 1 year old, under 50 lbs, and housebroken
✔ Leash trained and not a heavy shedder or excessive barker
✔ Yard is partially fenced - dogs must remain leashed when not inside pool enclosure
✔ Dogs are not permitted in the pool
✔ Please dispose of pet waste properly in garage cans
✔ Dogs must remain off all furniture and beds throughout your stay
✔ Any pet-related damage will be the guest’s responsibility

This property does not host cats. Any other animals must be pre-approved ahead of your stay.

★ CHECK-OUT INSTRUCTIONS ★

Below are the check-out instructions we request at the end of each stay:

✔️ Load and run the dishwasher
✔️ Remove all food & drinks
✔️ Pile used towels on top of the washing machine
✔️ If used, clean the grills drip tray and any utensils and return them to the grill. Remove coals from the bottom vent tray and place them in the coal bucket (to the right of the grill on the gravel)
✔️ Take trash & recycling to cans in the garage
✔️ Ensure windows are closed and doors are locked

★ AIRBNB SERVICES ★

Please note we do not permit any Airbnb services or experiences on this property, including third-party bookings made through the Airbnb Experiences and Airbnb Services platforms.

Any guest who attempts to host or bring an Airbnb-related Service or Experience onto the premises without our prior written approval will have their reservation cancelled immediately, with no refund issues.

★ ADDITIONAL NOTES ★

✔ You must be 25 or older to rent this home
✔ For your safety, smoking, vaping, e-cigarettes, candles, and open flames are strictly prohibited anywhere on the property.
✔ The indoor fireplace is not allowed to be used by guests
✔ Please note you're staying in a rural area, which means nature is all around! While we keep our homes well-maintained, it's not uncommon to cross paths with the occasional insect indoors or out.
✔ While there may be some leftover charcoal and firewood at the property, we do require guests to provide their own for use in the grill and firepit.
✔ Use of the gym, pool and any pool toys is at your own risk. We are not liable for these activities.
✔ The pool is open from mid-May to mid-September. If you are staying with us in May or September please inquire whether the pool will be open for your stay!
✔ Your safety matters. The property has Ring doorbell cameras on the front (x1) and side (x1) doors. There are Ring floodlight cameras on the garage (x1) and back patio/pool (x1). There is also a non-operational camera on the southwest corner of the property facing away from the pool. The operating cameras record video and audio upon motion.
✔ Please be aware we do not list the property as toddler or baby safe. While we work to create a safe space for all ages, be sure to watch children carefully at all times, especially near the fireplace, pool and staircase.
✔ This home has other properties surrounding it and is not completely remote. You can hear street noise from the front of the house, but the noise is mostly drowned out in the backyard. Please respect quiet hours from 10PM-8AM.
✔ From time to time, routine services such as landscaping, pool cleaning or pest control may require access to the exterior of the property. We do our best to schedule these visits to minimize any disruption, but we appreciate your understanding if they overlap with your stay.
✔ In the winter months, snow removal is scheduled as promptly as possible following snowfall, subject to vendor availability. Specific timing cannot be guaranteed. Guests are advised to exercise caution and be mindful of slippery conditions during winter weather.

Guest will have access to the entire home except the garage and locked closet in the primary bedroom.
